But, beginning late last year, and so far this year, a turn has begun.  Right now, it has become a seller’s market.  With the improving and growing local economy, buyers who have been holding off buying are now coming into the market.  And there are LOTS of them-first time home buyers, those wanting to up-size or downsize, or just wanting something different.  But…there are nowhere near the amount of properties on the market these buyers are looking for.

In the past two months, local inventory that has even been sitting on the market for a year or more has been getting scooped up.  And, the prices are going back up, too.

Now, over 88% look for homes on the internet.

The importance of having not just good photos of your home, but ‘Better Homes and Gardens’ worthy photos can not be stressed enough.  The most important photo?  The first one!!  That photo MUST catch a buyer’s eye within less than one second. Buyer’s will not look further into your house unless THAT photo stops them.  Then, they must be drawn into the home.  They need to be able to picture themselves in the home, to feel like it will be “the one” for them.  I don’t take photos of property, I take GLAMOUR SHOTS.

Having an agent that is computer savvy is so important today.  An agent working with a company that has the top Wisconsin internet presence on the Web is needed.  Not only that, but I blog (obviously), put videos on YouTube, and also use Craiglist.
