Some agents even push higher priced homes just to get a higher commission.  Not me!!

The Traditional Buying Process 


In the “traditional” buying process, where the real estate agent works with a buyer, but without having an agency contract with the buyer, that agent, by law, is working on behalf of the seller/listing brokerage. The agent working with a buyer in that situation, without an agency contract, must still be fair in his/her dealings. However, without an agency contract with the buyer, that agent cannot provide the buyer with certain critical advice, such as giving a professional opinion of price or negotiation strategies.

Buyer Representation

Buyer Representation (Buyer Agency) was created in response to buyers’ desires to have agents work in their best interests, as opposed to the sellers’ best interests. First Weber was one of the first brokerages to embrace buyer agency, and First Weber agents are encouraged to work as Buyer Agents for buyers if at all possible.

Your understanding of the purchasing process is invaluable and deserves your special attention. For your benefit, it is essential that I will ask questions to understand your needs, wants, and ability to purchase.

Here is the buying process, if you are unsure of what is involved:

Showing Process

I will assist you in selecting homes for viewing in accordance with your needs. Please feel free to inspect all aspects of a home during the showing and make notes regarding each home. You are not 'snooping'.  This is a HUGE investment.  You need to be sure the home you purchase is what you need and want.  Including is the closet space enough, will your holiday cooking equipment fit in the cupboard, and what IS behind the furnace?

Communication During Showings

Feedback is essential. Specific comments help me determine exactly what you’re looking for and should result in finding a suitable home and making an offer. Be honest with me.  I need to know good and bad in each house, so I can fine-tune the search.

The Offer

After an offer is written, I will contact the listing agent who will present your offer to the sellers.
The sellers have the following alternatives:
  1. Accept the offer
  2. Reject the offer
  3. Write a counter offer (Should a counter offer be written, I will then discuss whether it is in your best interest to accept, reject, or counter back.)  The final call is YOURS.  
Once the offer is accepted, I will notify you immediately.

Mortgage Application

It is extremely important that you apply for a loan immediately after your offer is accepted. I can recommend several lenders for you to contact. The lender may require a loan application fee to be used toward a credit check, appraisal, etc.  With the current demand in available homes increasing, it would be best to speak with a lender before you search, to see how much you can afford.  You MUST be realistic with this.  Also, get a 'Pre-Qualify Letter'.  You can do this without even choosing a house yet. Having that letter submitted with an offer may bump another offer off the table, even if it's a bit more.  The seller know's you have already been approved for a loan.

Processing Your Loan

In order to speed the process along, have your bank account and credit card numbers available as these will need to be verified by your lender. I will check with your lender throughout the processing of your loan to ensure things are progressing smoothly. NO personal information will be shared with me.  Just your lender and I will be working together to make sure "all our ducks are in a row" at the same time.

Time and Place of Closing

Once your loan is approved, the time and place for closing, as agreed upon in the offer, will be scheduled. I will take care of this.

Prior To Closing

  • Have all utilities transferred to your name as of the date of closing. Notify post office and telephone company of your address change.
  • You will have the opportunity to make a final inspection of the property. Usually within 3 days of closing.  
  • Your lender will require you to obtain a homeowner’s insurance policy and have a paid receipt to begin coverage on your new home at closing.
  • Obtain a certified check for the exact amount of money to be paid at closing. This figure will be made available to you prior to closing, usually the day before.  
This may all sound overwhelming-it is not.  I will be with you every step.  Actually, far more is done by me and your lender than you.  That is what we get paid for!!   In standard home buying, you don't pay for my services....the seller pay's my commission.  Purchasing For Sale By Owner may be a little different, but don't worry-those are not hard to do, either.
